MARKET & FINANCIAL ANALYSIS
MARKET ANALYSIS
GEM assesses the production landscape to determine production type, infrastructure needs and estimated occupancy levels, identifying opportunities and challenges in establishing a sustainable ecosystem.
GEM identifies specific media production categories and occupancy levels each may contribute to the business units and departments, including live action feature films, television production, commercial production, virtual production, and studio competition. The outcome defines the physical site that addresses production demand and marketing advantages. A thurough Market Analysis results in informed decisions on the appropriate components of the studio and how best to capitalize on current production landscape and apparent trends. The analysis lays the foundation for subsequent Programming, Site Planning, development costs, and operating financial projections.

SERVICE ANALYSIS
GEM documents and evaluates support services necessary in marketing the studio business and creating departmental revenues.
Required or beneficial studio services are assessed to determine those best served by local vendors and those best provided by the studio operating business. Examples include traditional crafts such as camera rentals, set construction, wardrobe, property, set lighting, transportation, heavy equipment, post-production. New media technologies, performance capture, computer graphics, and virtual production opportunities are identified and incorporated in a development plan. A well vetted analysis of services promote the highest and best use of real estate and capital, directly impacting design, construction cost, operating expense, and reoccurring revenues.

OPERATING FINANCIAL ANALYSIS
GEM developes studio operating financial models , revealing the financial implications of the studio businesses with detailed annual operating revenues and expenses.
Detailed financial models display monthly revenue and expense sources by department, rolled up into annual summaries with line-item revenues, corresponding expenses and descriptive text assumptions for each line item. Financial Projections are derived from research of local costs and previously experienced operating impacts of studio businesses, effectively demonstrating annual EBITDA over a period of years, informing shareholders and investors of expected financial performance of the proposed studio business.

SITE PLANNING
- GEM creates architectural site plans of the proposed studio that includes all studio structures, sizes, dimensions, building relationships and related aesthetics.
- The prior assessments and project objectives define the number and size of stages, amenities, production offices, production support structures, vehicle and pedestrian accesses, security and privacy associated with both public and private sectors. A typical site plan includes; Concept Master Plan, Existing Aerial View, Site Plan (Labeled), Illustrative Site Plan, (Labeled), Building Elevations
- Circulation Diagram, Phasing Diagram, Illustrative View from the Main Entrance, 3-D Rendered Views.
DESIGN & CONSTRUCTION
DESIGN CONSULTING
GEM engages with the project development team throughout the design process and make specific recommendations on physical infrastructure requirements for the project.
We work directly with the design and development team to establish a Design Criteria and Basis Of Design in the execution of construction drawings. We work directly with project manager(s), architects, engineers and contractors to relay everything from the type of insulation on soundstage walls to power distribution necessary in accommodating production demand.
GEM provides known and experienced performance specs to ensure cost effective and functional systems are utilized, saving studio developers significant capital in the process.
CONSTRUCTION CONSULTING
GEM engages contractors to forward knowledgeable and experienced-based methods and material recommendations, maximizing capital without sacrificing functionality.
With decades of experience, we are able to qualify operating and financial impacts of methods and material decisions, conveying experienced outcomes, either positive or negative, and how different materials and designs affect efficiency and marketability. We engage and collaborate with the project's construction professionals to determine the most cost-effective materials and methods and provide guidance derived from numerous studio development projects throughout the estimating process. The end result is an effective, marketable studio facility designed and constructed within the paremeters of defined budget and resulting returns.
